The Construction Process of Modular Homes
Building a modular home is very different from how most houses are built. It’s like putting together a giant puzzle in a special factory instead of building it all on the land where the house will be. This way, it’s faster to build and doesn’t harm the environment as much. Let’s take a closer look at how these cool homes are made!

The construction process of modular homes
design and planning phase
Before any construction begins, our architects and engineers design your home from the floor plan out. This includes selecting the finishes, exterior design, etc. If you prefer a lower-cost option, you can select from our pre-engineered CrossMod designs. These designs offer customizable finishes but have limited floor plans. If you prefer a fully custom home. our process can reduce time and costs.
Regardless if you choose a custom or ready to build model, the plan sets are then customized to suit personal preferences, site conditions, and local building codes.
This phase involves deciding on the following:
factory construction
Once the design is finalized, the construction of the home’s modules begins in a controlled factory environment
This step is where the modular home’s benefits in quality control and efficiency truly shine. Built for transport, the construction has stricter standards than a site built home.

transportation and assembly on-site
After construction in the factory, the completed modules are transported to the building site.
This process requires careful planning and coordination, as the modules need to be protected during transit and arrive in a sequence that optimizes the assembly process.
Upon arrival, a crane lifts and places the modules onto a previously prepared foundation. Although the foundation can vary (from slab, crawl space, to basement), it must be ready and meet specific requirements to support the modular home.
Final Assembly and Finishing Touches
Once the modules are placed and secured on the foundation, our approved contractors complete the assembly by joining the sections, which involves:
Connecting the following
Electrical, plumbing, and HVAC systems across modules.
The exterior finish
Such as siding and roofing, is completed to ensure the home is weather-tight.
The interior Finish
Including the installation of flooring transitions, painting touch-ups, and trim work, follows to seamlessly blend the modules together.

Final Phase
Inspection and Move-in
The final step in the construction process involves thorough inspections by local building authorities to ensure the modular home complies with all applicable building codes and regulations. Once the home passes these inspections, it is ready for occupancy. Homeowners can then move in, enjoying the benefits of a newly constructed home that combines the quality and customization of traditional construction with the efficiency, perfection, and sustainability of modern manufacturing techniques.
